Houses for sale in South Canmore have a lot more to offer than simply being close to Main Street and downtown.  Residents of this community are within walking distance to a pair of really great public schools including Lawrence Grassi Middle School and Canmore Preschool which, has to be one of the worlds most picturesque preschools (seriously).  The neighbourhood also happens to be bordered by the magnificent Bow River to the West including the River Walk pathway. The community is centred around Centennial Park, a large green space that features a main stage for concerts and festivals as well as a sports field and outdoor fitness station. 

It doesn't stop there. In addition to all the features already mentioned, Canmore's premier sports venue, Millennium Field is the newest public sports facility in town and is at the south end of South Canmore. Right next to that is the Bike Skills Park where cyclists young and old can hone their cycling skills. Basically, living in South Canmore could be an outdoor enthusiasts dream home.

As previously mentioned, homes for sale in South Canmore range anywhere from affordable condo and townhomes to some of the most luxurious and new infills, in both attached and unattached format. Of the 532 residential real estate sales in Canmore in 2022, 53 of those were in South Canmore accounting for roughly 10% of the total market. Further analysis of MLS listing data shows that nearly 70% of all properties sold in South Canmore in 2022 were townhomes with an average sale price of $1,083,011. 

11 single family homes sold in South Canmore in 2022 with an average sale price of $2,168,909. Most of those were older homes built before the year 2000. 

While Canmore condos make up the majority of property sales across the whole town, only 2 of these apartment style units sold in South Canmore in 2022. Both of those were located in the 7th and 7th development that was newly built in 2021 and zoned for residential use, so nightly rentals are not permitted.

That leaves semi-detached properties and 3 of those changed hands on MLS last year as well. These homes, also known as half-duplexes, are more cost effective than detached homes due to lower construction costs and smaller building lots. The average sale price for a half duplex in South Canmore in 2022 was $1,625,000.

There were no building lots to sell on MLS in this area of town in 2022 although there were 2 sales of single family homes that were likely sold for development purposes. The older homes had zoning that allowed for the construction of multiple dwellings on the lot, so one might say that an R2 zoned building lot in South Canmore was worth approximately $1,525,000 last year according to sales data online.
